The freeze-thaw cycles in the Midwest are incredibly harsh on slab work. As the temperatures drop, cooler temperatures can lead to concrete problems. If you’ve ever wondered why there are so many issues with paved areas in the winter, especially on roads, sidewalks, and driveways, read on!
Just like wood and soil, concrete expands and contracts in response to changes in temperature. During the winter, soil and concrete both freeze. Although concrete is a hard surface, it is permeable, allowing moisture to pass through it. As the temperatures drop below freezing, any moisture in the concrete will freeze. When concrete freezes, it shrinks just like soil, wood, and other natural materials.
You’ll often see larger gaps between concrete slabs in the winter. Whether this gap appears in your driveway, sidewalk, or on the road, it is normal to see some movement. You may even notice a difference in heights between slabs as well.
When concrete sinks, it is often because the supporting soil has lost structural stability. Sinking concrete usually allows for cracking to happen as well. Leaving cracks in your sidewalk, driveway, or other slab work will only exacerbate the problems over time. Cracked concrete can settle unevenly, posing a safety hazard.
Many city ordinances assign homeowners the responsibility of maintaining the sidewalks on their property. You may want to check your local codes to verify who is responsible for keeping your sidewalks.
To repair concrete, we will use polyurethane foam to lift and level the concrete. Polyurethane works to restore the structural integrity of the soil beneath the concrete while simultaneously raising the slab as it moves and expands. As the foam expands, it also fills any voids, thereby reducing the likelihood of the concrete settling or cracking in the future.
If you have a sinking driveway, patio, sidewalk, or porch, Foam All can help restore your concrete to its original position. Contact us and we’ll provide you with an estimate for the work to be completed.
